Rental Qualifications

The application fee is $50 per applicant.

Applicants must be 18 years or older.

A resident's monthly income must be 2.75 times the monthly rent.

12 months residence or rental history is required.

Guarantors (Co-Signers) – Applicants who are full-time students and do not make sufficient income under “Income Requirements”, may qualify by having the lease guaranteed by a Guarantor. All applicants residing in the apartment must be full-time students. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates.

Yes, a background check will be ran.

Denial of Application - Applicant(s) may be denied occupancy for any or several of the following reasons:

  • Falsification of application information by any applicant
  • A poor credit rating, including but not limited to high or overcharged balances on accounts, multiple late payments on accounts, and multiple accounts placed in collections, is cause for denial of an application (medical bills and student loans will not be included in the parameters of our screening system)
  • An incomplete application by any applicant
  • Insufficient income (total of all applicants)
  • Criminal conviction history of violent, sexual, robbery or burglary crime committed by any applicant or occupants (including persons under 18) who plan to live in the apartment.
  • Some felony and misdemeanor convictions are an automatic denial of the entire application. Please note that this requirement does not consitute a guarantee or representation that residents and/or occupants currently residing in our community have not been convicted of a felony or deferred adjudication for a felony or some misdemeanor.
  • Previous bankruptcies must be discharged, applicant must have two (2) years current positive credit history and we will require an additional deposit equal to one month’s rent for any applicant with a discharged bankruptcy
Poor rental profile of any applicant's rental history may include:
  • Non-payment or late payment of rent
  • Lease violations
  • Eviction
  • Drug use or possession
  • Poor housekeeping
  • Balance due with rental/mortgage history
  • Reposessions
  • Poor rental history
  • Unruly or destructive behavior by applicant, applicant's occupants, or applicant's guests
  • Violence to person(s) or property by applicant, applicant’s occupants or applicant’s guests

Yes, complimentary parking is available on a first-come, first-served basis. We also offer reserved covered parking for $50 per month and private garages ranging from $75 to $150 per month, depending on size and location.

Each home comes equipped with a range, refrigerator, dishwasher, microwave, and an in-unit washer and dryer for your convenience.

Once we receive a completed application, processing typically takes up to 7 days. Timelines may vary based on verification requirements.

We offer several easy and secure ways for residents to pay monthly rent:

  1. Online Payments
    Submit payments through your Resident Portal using a checking account, credit card, or debit card. You may make one-time payments or enroll in AutoPay to have your rent automatically processed each month.
  2. WIPS Cash Payments
    Pay with cash through our Walk-In Payment System (WIPS), available at numerous partner locations similar to Western Union. For details and your unique payment code, please contact the management office.
  3. Flex Payment Program
    Apply with Flex to split your rent into two installments. If approved, Flex will pay your full rent amount on your behalf, and you will repay Flex according to their schedule.

Yes, renter’s insurance is required with a minimum coverage of $100,000.

High-speed internet and cable are included in our required fees for just $10 per month. Our service provider is Spectrum.

If your circumstances change, early lease termination is an option, but terms and fees will apply. Please contact the leasing office for details.

Water service will be set up automatically upon move-in. Residents are responsible for setting up their own electricity service with a provider of their choice.

Utilities are sub-metered and billed separately in addition to your monthly rent.

Maintenance

Before you move in, we complete a thorough inspection of your apartment, addressing any necessary repairs, applying fresh paint, and replacing carpets as needed to ensure your home is move-in ready.

No, you do not need to be present for a service technician to complete repairs.

Yes, we have three dedicated on-site maintenance technicians ready to assist with service requests.

You can submit a work order through your resident portal or contact the front office via email or phone for assistance.

You will need to contact a locksmith and provide a new copy of the key to the management office.

Location

No, our community is not directly served by public transportation.

We are located within the Hutto Independent School District, with students attending Nadine Johnson Elementary, Farley Middle School, and Hutto High School.
